Background
AspinallVerdi is retained by CEG and Hallam Land Management to provide funding and economic viability advice in respect of this 430 unit scheme + employment land in Mansfield.
Issues
The key issue is economic viability. The scheme requires substantial off-site highways and utilities works to be delivered by the developer. In addition the Council requires a commuted sum for affordable housing and various phases of the employment land to be delivered in parallel with the housing. These issues have a substantial impact on viability.
Scope of Services
AspinallVerdi is retained to –
- re-negotiate the S106 agreement – we have prepared a detailed Economic Viability Assessment (EVA) which has been submitted the Local Planning Authority and is being negotiated with the District Valuer, and
- submit a Local Growth Fund bid to the HCA – this is for funding to facilitate the enabling development.
